The lot needs room for two absorption areas plus setbacks from the house, well and property lines. An open two- or three-acre parcel usually has room to spare; a narrow lot or wooded slope is where you place the septic first and the barndominium second.

Which rooms count as bedrooms

The board of health may ask for the building and plumbing plans, and a room drawn with a closet and a door off the bedroom hall can be read as a bedroom whatever it is labelled. On a four-bedroom plan the fourth room is often an office or guest room, so settle how it is drawn with the district early.

Bathrooms for a household of six

Plan on two and a half baths at least, often three: a private primary bath, a shared bath with two sinks for the children, and a third serving the fourth bedroom and guests. Back-to-back wet walls keep the plumbing short.

Heating in zones

Four bedrooms spread over a long footprint put the far rooms a long way from the air handler. Zoning, or a second small unit for the sleeping wing, keeps them warm. The code's station table runs from 1 degree at Toledo to 6 at Cincinnati, and a Manual J calculation uses your area's figure.

The lot has to carry four bedrooms

480 gallons a day is double the minimum, and the health district sizes the system before the house is built

Under OAC 3701-29-11, four bedrooms at 120 gallons each come to 480 gallons per day, twice the 240-gallon floor for the smallest houses. The health district reviews the site before it accepts the permit application, a certified soil scientist evaluates the soil, and the parcel must also hold a designated replacement area. On a small or slow-draining lot, the larger system is often what limits the house, so we study the soil and the site layout before finalising the plan.

What septic size does a 4-bedroom house need in Ohio?

The state rule puts the design flow at 480 gallons per day. The health district may require more or accept less where justified, and the soil decides the system type. What is constant is that the lot must hold a bigger absorption area and a replacement area.

If I call the fourth room an office, is it still a bedroom?

That is the health district's call from your plans. A room with a door, a closet and a window near the other bedrooms is often treated as one. If the office may become a nursery later, permit for four; if not, ask how the district wants it drawn, for example as an open den.

One storey or two for a 4-bedroom barndominium?

Both work. One level keeps every room accessible, but it stretches the foundation. Putting some bedrooms upstairs shrinks the footprint and leaves more of the lot for the septic system and the yard. Families with small children tend to prefer one level; families with teenagers like the upstairs.

Is there land where only the septic and well permits apply?

There can be. Under ORC 3791.04, where no residentially certified building department covers the parcel, the owner need not submit plans for approval, and Morrow County publishes that it has no state-certified building department. The Residential Code of Ohio still applies to the house, and the health district still permits the septic and well.

How many bathrooms should a 4-bedroom barndominium have?

Count how many people shower between 6:30 and 7:30 on a school day. For most families that means two and a half to three baths, plus a half bath by the side entry so muddy boots and visiting friends stay out of the bedroom wing.

Will the far bedrooms stay warm?

Yes, if the heating is designed for the layout and not just the square footage. Use a zoned system, a second unit for the sleeping wing, or ductless heads in the most distant rooms, with ducts inside the insulated space and the shop walled off from the bedrooms.
