Building a barndominium in Cleveland

We build barndominiums for Cleveland families who want room the city cannot give them: turnkey barndominiums finished to move-in, barndominium kits for owner-builders, pole barn homes on post-frame, and shouses with a big shop under the same roof. Most of our Cleveland clients keep their jobs downtown or on the east side and buy land within a commute, so we plan the build around the lot they actually find, not a floor plan that assumes flat open ground.

Cleveland itself is built out. Cuyahoga County is about 1% farmland, and none of its remaining townships is rural in density, so a Cleveland barndominium almost always means a Cleveland buyer building somewhere else. For east-side buyers that somewhere is Geauga County: wooded acreage lots in its townships, with Chardon as the county seat and a county residential building department that reviews and inspects new homes. Further south-east, Portage County, with its seat at Ravenna, offers the same kind of rural-residential lots. Buyers coming from the west and south suburbs usually look toward Medina County instead, and our Parma page covers that route.

As barndominium builders working the east side, we help you check the lot before you buy: road frontage, where a septic system can go and pass the health district's soil evaluation, whether the parcel needs a well, and what the township zoning resolution allows for a residence with a large attached shop. Then we quote the build on that land. If you already own a parcel in Geauga or Portage, send us the address and we will start there.

Local facts for building in Cleveland

Inside Cleveland, the City's building department is certified by the Ohio Board of Building Standards to enforce the Residential Code of Ohio, so a new home is plan-reviewed and inspected by the City. On the Geauga County land most east-side buyers pick, the county's certified residential department does that job, and a village or city department may cover some parcels instead.

The statewide rules, in brief

  • Ohio has one statewide residential code, the Residential Code of Ohio, adopted by the Board of Building Standards.
  • The Residential Code of Ohio sets a 115 mph design wind speed statewide. Frost-line depth and ground snow load are left to the local jurisdiction, so we design to the figures published where your land is.
  • Whether your build is plan-reviewed and inspected depends on whether a building department certified by the Board for residential work covers your land. We confirm which one does before anything is drawn.
  • A barndominium that people live in is a dwelling, not a farm building. In our reading, the agricultural exemption covers barns, not homes.

Building in Cleveland: common questions

5 questions we get asked most often about building in Cleveland. If yours is not on the list, ask it directly.

Do you build barndominiums in Cleveland?
We build for Cleveland buyers, but rarely inside the city limits, because there is almost no open land left in Cuyahoga County. Our east-side clients build in Geauga County's townships around Chardon, and some go further south-east into Portage County. We offer turnkey barndominiums, barndominium kits and pole barn homes, and we can start from a lot you already own or help you check one before you buy.
Do I need a building permit for a barndominium in Cleveland?
Inside the city, yes: Cleveland's building department is certified by the Ohio Board of Building Standards for residential work, so the plans are reviewed and the build is inspected under the Residential Code of Ohio. If you build in Geauga County instead, the county's certified residential department generally handles plan review and inspections, though a village or city department may cover your parcel. Either way, the septic and well permits come from the local health district.
How deep do footings go for a barndominium near Cleveland?
The City of Cleveland publishes a 42-inch minimum footing depth below finish grade and a 30 psf ground snow load for its own jurisdiction. Those are the City's figures. If you build in Geauga or Portage County, we design to the depth and snow load that the county department covering your parcel sets, and we confirm them with that department before the foundation is drawn.
What should I check before buying land in Geauga County?
Three things decide whether a Geauga lot works for a barndominium. First, the township's zoning resolution: each township writes its own, so check lot size, setbacks and what it allows for a large accessory or attached shop. Second, septic: most rural lots need an on-site system, permitted by the Geauga County Health District after a soil evaluation. Third, water: if there is no public main, you will need a private well permit from the same health district. We walk lots with buyers before they commit.
How much does it cost to build a barndominium near Cleveland?
It depends on the lot more than the building. On wooded east-side acreage, clearing, the driveway, the septic system and a well can add a lot before the shell goes up, and deep footings add concrete. After that, size, the ratio of living space to shop, and finish level drive the number. Send us the parcel address and the floor plan you like, and we will give you a written quote for that site.
