Delaware County is two places. The southern townships, Liberty, Orange, Genoa and Concord, along with Powell and the edges of Columbus, Dublin and Westerville, are suburban, with 600 to 2,000 residents per square mile and little land left that suits a barndominium. The county grew 11.1 percent from 2020 to 2024, and most of that growth landed there. The acreage is in the north and west. Thompson, Marlboro, Radnor and Oxford townships have fewer than 60 residents per square mile, and Brown, Porter, Trenton, Troy, Kingston and Scioto are all near or just above 100. That is where 5 to 20 acre parcels still come up, around Ashley, Ostrander and the Scioto and Olentangy valleys. Parcels this close to Columbus are in demand, so we plan the site carefully: where the drive goes, where the septic field fits, and how the home and shop sit on the lot.
