Building a barndominium in Cincinnati

If you live in Cincinnati and want a barndominium, we build it on the Ohio side of the river. Our barndominium builders handle turnkey steel and post-frame homes, shop houses with a heated workshop under the same roof, and barndominium kits for owners who want to run part of the job themselves. We build in Ohio only.

The city itself is built out. Cincinnati runs above 4,000 people per square mile and Hamilton County has very little farmland left, so almost nobody finds a buildable acreage lot inside the city limits. The land is a short drive out. East of the city, Clermont County's townships toward the Brown County line are wooded rural-residential country with lots in the 2 to 20 acre range. Warren County to the northeast is growing quickly and still has rural townships on its eastern side. Brown County, past Mount Orab and Georgetown, is open farm country. To the north, western Butler County (Reily, Milford and Morgan townships) still has farm-sized parcels within commuting distance.

We start with your parcel, not a catalogue. Tell us where the land is and we will work out the site prep, septic, well or water tap, and permitting path for that county before we price the building. Most Cincinnati buyers end up building in one of those four counties, and each has its own building department, health district and township zoning. We plan the project around the office that actually covers your lot.

The statewide rules, in brief

  • Ohio has one statewide residential code, the Residential Code of Ohio, adopted by the Board of Building Standards.
  • The Residential Code of Ohio sets a 115 mph design wind speed statewide. Frost-line depth and ground snow load are left to the local jurisdiction, so we design to the figures published where your land is.
  • Whether your build is plan-reviewed and inspected depends on whether a building department certified by the Board for residential work covers your land. We confirm which one does before anything is drawn.
  • A barndominium that people live in is a dwelling, not a farm building. In our reading, the agricultural exemption covers barns, not homes.

Building in Cincinnati: common questions

5 questions we get asked most often about building in Cincinnati. If yours is not on the list, ask it directly.

Do you build barndominiums in Cincinnati?
Yes, for Cincinnati buyers building on the Ohio side. We are barndominium builders for turnkey homes, shop houses and barndominium kits. Because the city and most of Hamilton County are built out, most of our Cincinnati clients build on acreage in Clermont, Warren or Brown County, or in western Butler County's Reily, Milford and Morgan townships. We build on the Ohio side only.
Do I need a building permit for a barndominium in Cincinnati?
Inside the city, yes. The City of Cincinnati is certified by the Ohio Board of Building Standards for residential work, so a barndominium used as a home goes through plan review, a permit and inspections with the city. If you build in Clermont, Warren, Brown or Butler County instead, that county's certified residential department is usually the office, though a city or village department may cover a parcel inside its limits.
How deep do footings have to be in Cincinnati?
The City of Cincinnati's checklist for new one-, two- and three-family buildings calls for footings at least 30 inches below grade. Frost depth is set locally in Ohio, so if your land is in another county we design to the figure that county's building department publishes, not Cincinnati's.
Where can I find acreage for a barndominium near Cincinnati?
East and northeast of the city. Clermont County's eastern townships and Brown County past Mount Orab have the most rural lots within an hour of downtown, Warren County has rural land on its eastern side, and western Butler County has farm-sized parcels north of the city. Check the township zoning and the septic suitability before you buy; we can look at a listing with you.
How much does it cost to build a barndominium near Cincinnati?
It depends mostly on the land. Clearing and grading a wooded Clermont lot, the length of the driveway, whether you need a septic system and well or can tap public water, the building size and your finish level all move the number. Send us the parcel and a rough floor plan and we will put together a written quote for that site.
