Building a barndominium in Hamilton

We build barndominiums for families in Hamilton and across Butler County, Ohio. That covers turnkey steel and post-frame homes, shop houses that put a workshop or equipment bay beside the living space, and barndominium kits for owners who want to act as their own general contractor. As barndominium builders we start from the parcel: site prep, septic, well and permits first, then the building.

The city of Hamilton is mostly built up, but rural Butler County starts at its western edge. The western townships are where the acreage is. Reily Township, on the county's western edge, is the most open, with Milford Township next to it. Morgan Township in the southwest corner and Wayne Township to the northeast of the city are still largely farms and large-lot homes. Preble County, across the northwest line, is the next step if you want more land for the money.

Zoning differs across those four townships. Reily and Milford are zoned by Butler County, so zoning approval runs through the county. Morgan and Wayne each have their own township zoning, so you start at the township hall. Either way, the Butler County building department handles plan review and inspections for a new home in the unincorporated townships, and the City of Hamilton handles lots inside the city, including its AG Agricultural District. We sort out which office covers your lot before we price anything.

The statewide rules, in brief

  • Ohio has one statewide residential code, the Residential Code of Ohio, adopted by the Board of Building Standards.
  • The Residential Code of Ohio sets a 115 mph design wind speed statewide. Frost-line depth and ground snow load are left to the local jurisdiction, so we design to the figures published where your land is.
  • Whether your build is plan-reviewed and inspected depends on whether a building department certified by the Board for residential work covers your land. We confirm which one does before anything is drawn.
  • A barndominium that people live in is a dwelling, not a farm building. In our reading, the agricultural exemption covers barns, not homes.

Building in Hamilton: common questions

5 questions we get asked most often about building in Hamilton. If yours is not on the list, ask it directly.

Do you build barndominiums in Hamilton and Butler County?
Yes. We build turnkey barndominiums, shop houses and pole barn style homes, and supply barndominium kits, for Hamilton and rural Butler County. Most of the acreage we build on is in the western townships: Reily, Milford, Morgan and Wayne. Preble County is the next option to the northwest.
Do I need a building permit for a barndominium in Butler County?
For a home in the unincorporated townships, Butler County's residential department is certified by the Ohio Board of Building Standards, so plans are reviewed and the build is inspected there. Inside the City of Hamilton the city's own certified department does it. A barndominium you live in is a dwelling under the Residential Code of Ohio, even on a farm.
Who handles zoning for a barndominium in Reily, Milford, Morgan or Wayne Township?
It splits two ways. Butler County gives the zoning approval in Reily and Milford townships. Morgan and Wayne townships run their own zoning, so the approval comes from the township. Check setbacks, minimum lot size and accessory-building rules before you close on land.
Can I build a barndominium inside the City of Hamilton?
Hamilton's zoning ordinance has an AG Agricultural District, so there is a zoning category for rural use inside the city, but the city is mostly built out. Most of our Hamilton clients buy land in the western townships instead, where larger parcels are easier to find.
How much does it cost to build a barndominium in Butler County?
It depends on the site and the finish. Driveway length, grading, a septic system and well on rural land versus a public water tap, the size of the shop space and the interior finish level all move it. Send us the parcel address and your rough plan and we will quote that site in writing.
