Our office is at 7420 Sawmill Rd on the Northwest Side, and most of the families we build for live in or around the city: people who want a steel or post-frame home on a few acres without giving up a short drive back to work, school and family. We handle turnkey barndominium builds, barndominium kits for owners who want to run part of the job themselves, pole barn homes, and shouses with a big shop under the same roofline.

The honest part: the city itself is built out. Columbus averages more than 4,000 residents per square mile, and Franklin County is only about 14 percent farmland. Inside the county, Pleasant and Brown townships on the southwest and west side are the last low-density pockets. So most Columbus buyers find their land in the ring of counties around Franklin, and that is where we build most. Delaware County to the north has the strongest demand, with the open land in its northern and western townships. Union County to the northwest is the fastest-growing county in the region and still largely farmland. Madison County to the west and Pickaway County to the south are the most agricultural, with large parcels and long-established farm roads. Fairfield County to the southeast and Licking County to the east round out the ring. Because the city is almost fully developed, most of our Columbus clients buy land in Delaware, Union, Madison, Pickaway, Fairfield or Licking County, and a few find parcels in Pleasant or Brown Township on the west side of Franklin County. We build in all of them.
Do I need a building permit for a barndominium in Columbus?
Inside the city, yes. The City of Columbus building department is certified by the Ohio Board of Building Standards to enforce the Residential Code of Ohio, so a new home needs plan approval, permits and inspections. In unincorporated Franklin County, the Franklin County building department is also certified. If your land is in one of the surrounding counties, the answer depends on which department covers that parcel, and we check it before design starts.
What frost depth and snow load do Columbus builds use?
The City of Columbus publishes a 32-inch frost depth and a 20 psf ground snow load in its climatic design table. Franklin County also publishes a 32-inch frost depth. These are local figures, so a build in a neighbouring county is designed to whatever that county's department publishes.
Can I build a barndominium on acreage inside the Columbus city limits?
Occasionally. The Columbus zoning code has R Rural, Limited Rural Residential (5-acre minimum) and Rural Residential (1-acre minimum) districts, but very little land inside the city still carries them. Most buyers who want 5 to 20 acres look just across the county line, where parcels are larger and a well and septic system are the norm.
How much does it cost to build a barndominium near Columbus?
It depends mostly on the land. A parcel in the collar counties may need a driveway, a well, a septic system designed to the health district's rules and sometimes a long electric run, while a lot with city water and sewer does not.
