Building a barndominium in Fairfield County

Fairfield County stretches south-east from the Columbus suburbs of Pickerington and Canal Winchester to Lancaster and the first hills of the Hocking country, and it gives buyers two very different kinds of land in one county. We build turnkey barndominiums, supply barndominium kits for owners who want to handle part of the build, put up pole barn homes, and design shouses with the shop and the living space under one roof.

The north-west corner, around Violet Township and Pickerington, is suburban and filling fast; the county grew about 5.6 percent from 2020 to 2024, much of it there. Head south and east and the picture changes: about 60 percent of the county is still farmland, with more than a thousand farms, and the land south of Lancaster turns rolling and wooded, which suits buyers who want a hillside site or a tree line rather than a flat field. Permitting takes more checking here than in most counties near Columbus. There is no county-level residential building department, so which office reviews your plans depends on where the parcel is: Violet Township, Lancaster, Baltimore and Lithopolis each run a certified department. Zoning is township by township too, and two townships, Clear Creek and Madison, have none in effect. As barndominium builders working across Fairfield County, we identify the building department, the zoning authority and the health-department requirements for your exact parcel before design begins.

Local facts for building in Fairfield County

No county-level certified residential department appears on the Board of Building Standards jurisdiction list (read 26 Sep 2026), but a city, village or township department may still cover your parcel: Violet Township, Lancaster, Baltimore and Lithopolis are each certified to enforce the Residential Code of Ohio. Under ORC 3791.04, where no certified residential department has jurisdiction, the owner is not required to submit plans for approval; the Residential Code of Ohio itself still applies, and we design to it either way.

The statewide rules, in brief

  • Ohio has one statewide residential code, the Residential Code of Ohio, adopted by the Board of Building Standards.
  • The Residential Code of Ohio sets a 115 mph design wind speed statewide. Frost-line depth and ground snow load are left to the local jurisdiction, so we design to the figures published where your land is.
  • Whether your build is plan-reviewed and inspected depends on whether a building department certified by the Board for residential work covers your land. We confirm which one does before anything is drawn.
  • A barndominium that people live in is a dwelling, not a farm building. In our reading, the agricultural exemption covers barns, not homes.

Building in Fairfield County: common questions

5 questions we get asked most often about building in Fairfield County. If yours is not on the list, ask it directly.

Do you build barndominiums in Fairfield County?
Yes. We are barndominium builders for the whole of Fairfield County, building turnkey barndominiums, barndominium kits, pole barn homes and shouses. Buyers who want to stay near Pickerington look for the remaining larger lots on the Pickerington side of the county, while those after more acreage usually head south and east of Lancaster, where the land opens into farms and wooded hills.
Do I need a building permit for a barndominium in Fairfield County?
It depends on where the land is. No county-level certified residential department appears on the Board of Building Standards list as of 26 Sep 2026, but a city, village or township department may still cover your parcel. Violet Township has its own certified department, as do Lancaster, Baltimore and Lithopolis, and inside those areas a new home needs plan approval, permits and inspections. Everywhere in the county you still need township zoning approval where the township zones, and septic and well permits from the Fairfield County Health Department. We confirm the right office for your parcel before we start.
Which Fairfield County townships have no zoning?
According to the Fairfield County Regional Planning Commission, Clear Creek and Madison townships have no zoning in effect; the other 11 unincorporated townships have adopted their own, and the county has no countywide zoning. In the zoned townships, lot size, frontage and accessory-building rules come from that township's resolution, so we read it for your lot before we draw the site plan.
Is Violet Township a good place for a barndominium?
It can be, if you find the right lot. Violet Township is the most suburban part of the county, so most land there is subdivided, but some larger parcels remain. It has its own state-certified building department on Blacklick-Eastern Road in Pickerington, so a new home there goes through the township's plan review and inspections.
How much does it cost to build a barndominium in Fairfield County?
The site decides a lot of it. A rolling or wooded parcel south of Lancaster may need clearing, a cut-and-fill pad and a longer drive, and most rural lots need a well and a septic system approved by the health department. On top of that come the size of the building, the frame and shell you choose, and the interior finish. Send us the parcel and the plan and we will quote it properly.
