Building a barndominium in Lorain

We build barndominiums for Lorain buyers who want to stay near the lake but need land: shop houses, hobby-farm homes, boat and RV storage with living space, and plain steel-framed family homes. As barndominium builders we handle turnkey projects, supply barndominium kits for owners who want to run their own crew, and build post-frame pole barn homes and shouses. Close to Lake Erie the snow, wind and wet ground all push on the design, so we plan the footing, the pad and the drainage for the site rather than from a template.

The City of Lorain is lakefront and built out; there is no acreage for a new homesite inside the city. Our Lorain buyers look west. The western tier of Lorain County, Henrietta, Camden and Brighton townships, is still open farm ground with only a few hundred to under two thousand residents each. Past the county line, Erie County runs along the shore toward Sandusky, and Huron County to its south is broad farm country with larger lots and bigger farms. Those three routes, west along the lake and inland behind it, are where we build for people coming from Lorain.

The permit path changes as you leave the city. Lorain has its own certified building department, but out in the townships and in Huron and Erie counties, no county-level certified residential department appears on the state list, so zoning, septic and well permits carry more of the weight. We confirm the exact path for your parcel before design starts.

The statewide rules, in brief

  • Ohio has one statewide residential code, the Residential Code of Ohio, adopted by the Board of Building Standards.
  • The Residential Code of Ohio sets a 115 mph design wind speed statewide. Frost-line depth and ground snow load are left to the local jurisdiction, so we design to the figures published where your land is.
  • Whether your build is plan-reviewed and inspected depends on whether a building department certified by the Board for residential work covers your land. We confirm which one does before anything is drawn.
  • A barndominium that people live in is a dwelling, not a farm building. In our reading, the agricultural exemption covers barns, not homes.

Building in Lorain: common questions

5 questions we get asked most often about building in Lorain. If yours is not on the list, ask it directly.

Do you build barndominiums in Lorain?
Yes. We are barndominium builders for the Lorain area, and most of our Lorain buyers build west of the city: Henrietta, Camden and Brighton townships in western Lorain County, the Lake Erie shore of Erie County, and the farm country of Huron County. We build turnkey, supply barndominium kits, and build post-frame pole barn homes and shouses.
Do I need a building permit for a barndominium in Lorain?
Inside the city, yes: the City of Lorain is certified by the Ohio Board of Building Standards to enforce the Residential Code of Ohio. Out in the townships and in Huron and Erie counties, no county-level certified residential department appears on the state list as of 26 September 2026, and under ORC 3791.04 the owner is not required to submit plans where no certified residential department has jurisdiction. A village or city department may still cover a parcel, and the code still applies to the house, so we confirm the path for your address and handle zoning, septic and well permits either way.
How deep do footings need to be in Lorain?
The City of Lorain publishes a 38-inch minimum footer depth for building inside the city. The Residential Code of Ohio leaves frost depth to each jurisdiction, so a parcel in a township or in Erie or Huron County should be designed to the figure its own department or engineer uses, not the city's by default. Near the lake we also look closely at drainage and the pad.
Who handles zoning and septic west of Lorain?
In Lorain County each township runs its own zoning, with the county planning commission in an advisory role, so the township zoning inspector is the first call. Septic and well permits in Lorain County come from Lorain County Public Health; in Erie and Huron counties, from that county's health district.
How much does it cost to build a barndominium near Lorain?
Most of the variation is in the site: drainage and pad work on wet lake-plain ground, the septic system the soil allows, a well where there is no water line, the drive and power run, and whether you want a kit, a shell or a turnkey finish. Send us the parcel and a rough plan and we will quote it.
