Building a barndominium in Canton

We build barndominiums for Canton families and for landowners across Stark County, Ohio. That means turnkey homes finished to move-in, pole barn homes on a post-frame structure, shouses that pair living space with a heated shop or equipment bay, and barndominium kits for owners who want to run part of the job themselves. This page covers the whole county, not only the city.

Canton itself is built out, so the land question is really a Stark County question. The eastern and southern townships are where the acreage is: Marlboro, Pike, Osnaburg, Bethlehem, Paris and Sugarcreek all still read as farm and large-lot country, a short drive from downtown. Stark had 1,431 farms in the 2022 Census of Agriculture, most of them small, so 5 to 20 acre parcels come up regularly. Buyers who want more ground for the money look south into Tuscarawas County or west into Wayne County, and we build in both.

Permits here follow the parcel. The Stark County Building Department is certified by the Ohio Board of Building Standards and reviews and inspects new homes in the unincorporated townships, while Canton, Massillon, Alliance, North Canton and several other towns run their own certified departments. Zoning is a township or village matter, and a handful of Stark townships have none. As barndominium builders we pin down which office covers your lot, then plan septic, well, driveway and the building together.

The statewide rules, in brief

  • Ohio has one statewide residential code, the Residential Code of Ohio, adopted by the Board of Building Standards.
  • The Residential Code of Ohio sets a 115 mph design wind speed statewide. Frost-line depth and ground snow load are left to the local jurisdiction, so we design to the figures published where your land is.
  • Whether your build is plan-reviewed and inspected depends on whether a building department certified by the Board for residential work covers your land. We confirm which one does before anything is drawn.
  • A barndominium that people live in is a dwelling, not a farm building. In our reading, the agricultural exemption covers barns, not homes.

Building in Canton: common questions

4 questions we get asked most often about building in Canton. If yours is not on the list, ask it directly.

Do you build barndominiums in Canton and Stark County?
Yes. We build turnkey barndominiums, shouses and post-frame homes, and supply kits, for Canton buyers and landowners across Stark County. Most of the land we build on is in the eastern and southern townships, such as Marlboro, Pike, Osnaburg, Bethlehem, Paris and Sugarcreek. For bigger parcels we also build south in Tuscarawas County and west in Wayne County.
Do I need a building permit for a barndominium in Stark County?
For a home in the unincorporated townships, yes: the Stark County Building Department is certified by the Ohio Board of Building Standards, so it reviews the plans, issues the permit and inspects the build under the Residential Code of Ohio. Inside Canton, Massillon, Alliance, North Canton and some other towns, the town's own certified department does that instead. A barndominium you live in counts as a dwelling, even on a working farm.
Which Stark County townships have no zoning?
The county's zoning directory lists Paris, Sandy, Sugarcreek and Tuscarawas townships, plus the villages of Beach City, Hills & Dales and Wilmot, as having no zoning. No zoning does not mean no rules: the county building department still reviews a new home, and the Stark County Combined General Health District still permits the septic system and well. Everywhere else, check the township's setbacks and accessory-building rules before you buy.
How much does it cost to build a barndominium in Stark County?
The land drives much of it. A rural Stark lot usually needs a septic system and well, a driveway and grading, while a lot on public water and sewer near town skips some of that. Then building size, shop space and the interior finish set the rest. Tell us where the parcel is and what you want to build, and our barndominium builders will price that site in writing.
