Building a barndominium in Wayne County

We build barndominiums across Wayne County: turnkey barndominiums finished to move-in, barndominium kits for owner-builders, pole barn homes on post-frame, and shouses that pair a house with a machine shed, workshop or livestock space. Our Wayne County clients are a mix of farm families building a new home on ground they already work, people splitting a few acres off a family farm, and buyers from Akron, Canton and Medina who want real acreage within a commute.

Wayne is farm country. The 2022 Census of Agriculture counted 2,084 farms on about 259,000 acres, roughly three-quarters of the county's land, with an average farm of 124 acres. That is why parcels of several acres come up here more often than in the counties closer to Akron. Planning is also simpler than most places: the county planning department says there is no zoning in the unincorporated county except Chippewa Township. The rules that do apply still matter, though. Township building projects need a Construction Application Permit, filed on the Wayne Soil & Water Conservation District's form, the county building department in Wooster is certified by the Ohio Board of Building Standards for residential work, and the health department permits septic systems and wells.

As barndominium builders working Wayne County, we check the lot before you commit: the CAP and any floodplain review, where the septic system can go, whether you need a well, and the driveway and drainage. If the land is inside a village or city with its own department, we work with that office instead. Send us the parcel and we will quote the build.

The statewide rules, in brief

  • Ohio has one statewide residential code, the Residential Code of Ohio, adopted by the Board of Building Standards.
  • The Residential Code of Ohio sets a 115 mph design wind speed statewide. Frost-line depth and ground snow load are left to the local jurisdiction, so we design to the figures published where your land is.
  • Whether your build is plan-reviewed and inspected depends on whether a building department certified by the Board for residential work covers your land. We confirm which one does before anything is drawn.
  • A barndominium that people live in is a dwelling, not a farm building. In our reading, the agricultural exemption covers barns, not homes.

Building in Wayne County: common questions

5 questions we get asked most often about building in Wayne County. If yours is not on the list, ask it directly.

Do you build barndominiums in Wayne County?
Yes. We build turnkey barndominiums, barndominium kits and pole barn homes across Wayne County's townships, for farm families building on their own ground and for buyers moving out from Akron, Canton and Medina. We can quote on land you already own, including a parcel split from a larger farm, or help you check one before you buy.
Do I need a building permit for a barndominium in Wayne County?
Yes, in practice. Wayne County's building department is certified by the Ohio Board of Building Standards for residential work, so a new home on unincorporated land goes through county plan review and inspections under the Residential Code of Ohio. The lack of zoning in most townships does not remove that step. Township projects also need a CAP, and the Wayne County Health Department permits the septic system and well.
What is a CAP, and do I need zoning approval in the townships?
Outside Chippewa Township there is no township or county zoning in unincorporated Wayne County, so there is usually no zoning permit to get. In its place, every township building project needs a Construction Application Permit, filed on the Wayne Soil & Water Conservation District's form, with a separate floodplain exemption statement where the county's floodplain rules apply. Inside Chippewa Township, or inside a city or village, you get a zoning permit from that community instead.
Can I build a barndominium on farmland in Wayne County?
Often, yes, and the absence of township zoning makes it simpler than in most counties. The house is still a dwelling, though, so it is permitted and inspected as a home, not as a farm building. Before you split a parcel off a farm, check the county subdivision rules for frontage and lot layout, and have the soil evaluated for septic early. We help sort both before you close.
How much does it cost to build a barndominium in Wayne County?
It depends on the site first: septic sized to the bedroom count, a well, the driveway and any drainage work the CAP review asks for. Then the building's size, how much of it is shop, and the finish level decide the rest. We do not publish per-square-foot prices. Send us the parcel and a floor plan and we will give you a written quote for that ground.
